Queens Apartments, Hastings
The Queens Apartments, formally The Queens Hotel, is a stunning conversion located on Hastings seafront.
During 20 years of management, Oakfield have closely managed the Building on behalf of the Freeholder, acting as the main point of contact for both residential leaseholders and commercial tenants alike. Whilst the building has on occasion been a challenge to manage given its size, it has been a rewarding building to oversee throughout the years. Due to its size, The Queens Apartments has often been subject to the tightest requirements under new legislation and has recently been confirmed and registered as a High Risk Residential Building or HRRB under The Building Safety Act 2022.
As one of the first buildings Oakfield were responsible for during the registration process for The Building Safety Regulator, we were required to consult with local authorities as well as seeking advice from governing bodies, such as The Property Institute (formally ARMA and IRPM) for guidance on how to successfully register the building. During this process, we have had to review the ‘As Built’ plans, complete building height surveys and dictate the key information required to understand the building in great detail.
The Queens Apartments has not only been a truly interesting building to manage, but it has also been an integral part of Oakfield Block Management portfolio over the years and is a standout building.
The building is an example of a completely fully managed service offered by Oakfield, whereby the team is appointed to oversee and plan all maintenance, repairs and major works on behalf of the Freeholder, and take responsibility for the decisions made, considering the Freeholder and lease conditions at all times.
