Buy your property with Oakfield

At Oakfield Estate Agents, we make buying a home in East Sussex easy and stress-free. As your local property experts in Hastings, Bexhill, and Eastbourne, we offer personalised guidance and trusted advice from start to finish, helping you find the perfect property and navigate every step with confidence.

Why buy with Oakfield

Hear about your dream home through us

We work closely with our buyers from the first communication onwards to explore in depth what you need and want from your next home. It’s an approach that often means we propose properties you wouldn’t otherwise have thought about or heard were for sale. Once we understand what you’re after, we’ll regularly send you details of new places, before they’re even advertised on the open market.

Honest, genuine advice

We always put the needs of all our customers first. That gives you peace of mind that we’ll always be completely transparent and only ever give you advice which is truly in your best interests. As we say in our mission statement, it’s always the customer who’s at the heart of each sale we make, and not the property.

We’re well connected!

We enjoy strong working relationships with all the other professionals you’ll deal with as part of the buying process, from solicitors to surveyors and financial advisors. We’ve worked with all of them personally, so can testify from personal experience to the quality of the service they provide. What’s more, we’re in touch with them directly, so if there are any issues or hold-ups, we can take action straight away, saving needless delays.

A hands-on sales process

Once your offer on a flat or house has been accepted, we’ll work closely with you and everyone else involved in the sales process. Unfortunately, this is where many agents falls down – but we remain hands-on throughout, dealing with any queries immediately and handing any and all issues quickly and efficiently. Crucially, we’ll update you every step of the way, making the whole process as stress-free as we can possibly make it from start to finish.

The Buying Process

Step 1 – Register with us

Step 1 – Register with us

When you speak to one of our negotiators, they will take the time to explore your preferences and ‘must-haves’ when it comes to your new home. We’ll then set up an alert to send you details of suitable properties before they even come on to the market.

Step 2 – Find out what you can borrow

Checking how much you can borrow and getting a mortgage agreement in principle at this stage will show any vendors that you are serious about purchasing. We work with Independent Financial Advisors (IFAs) who can help you work out all the cost associated with moving home, so you’re ready to make an offer as soon as you find that perfect property.

Step 2 – Find out what you can borrow
Step 3 – Attend viewings

Step 3 – Attend viewings

We recommend that you do as much research as possible online in preparation for your viewings. We offer video tours of all our properties, so that you can begin your house hunt from the comfort of your own home, enabling you to make a shortlist of properties you’d like to view.

Step 4 – Make an offer

Now you have found your perfect property and are ready to make an offer, we’ll work closely with you and the vendor to negotiate a price and terms you’re both happy with.

Step 4 – Make an offer
Step 5 – Instruct a solicitor and mortgage provider

Step 5 – Instruct a solicitor and mortgage provider

Buying a property doesn’t need to be stressful. We have an excellent working relationship with our recommended solicitors and, in our experience, using them results in a smoother sale. Our financial advisors are also on hand to work out the best mortgage for you, and they will take care of all the paperwork.

Step 6 – Exchanging contracts and completion day

Once the solicitors are satisfied with all the queries and finances arranged, contracts will be signed and exchanged. At this point, you’ll agree a date for completion, when money will be transferred and you will get to pick up the keys to your new home, ahead of the new chapter in your lives.
