Letting properties is in our DNA – we’ve been managing rental homes in East Sussex for more than 25 years and have offices in Eastbourne, Hastings & Bexhill. Highly professional marketing

Not all agencies do this, but we use video tours as well as photos to give potential renters a much better feel for the property and its best features.

Finding the right tenants

In the current market, demand for great rental properties far exceeds supply, so we have numerous applicants registered who are on the lookout for their next home. But before anyone is put forward for your property, they’ll already have completed an application form to give us confidence that they’ll pass our rigorous vetting and referencing processes. This includes a financial credit check, and we’ll also seek an employer’s reference to verify they work where they say they do.

Communication

We fully appreciate that, as a landlord, few things are more frustrating than an uncommunicative letting agent. So you can expect regular updates from us on viewings, references and indeed all aspects of managing your rental property. At the same time, you’ll also have access to your Propertyfile account. This tells you all you need to know about the viewings we’ve done while providing payment statements and outlining any maintenance issues tenants have reported.

Lettings Process

Step 1 – Valuation

Whether you are a first time Landlord or an investor with a portfolio Oakfield are there to support you with the letting of your property. We will meet you at the property to discuss a valuation and which of our services are best suited to you.

Step 2 – Marketing details

We will take photos of the property, prepare a floorplan as well as a virtual tour of the property, this is available for potential Tenants to view prior to attending the property for a viewing to assist them with their searches. At this time we will also discuss with you all the compliance requirements for letting a property.

Before organising a viewing with an applicant we ask that they complete an application form as well as ensure they have seen the virtual tour so we can ensure the right people view your property.

Step 4 – Accepting a Tenant

With the market moving as fast as it does we often have multiple applications for a property. We will always put these offers to you with all the information for you to deicide who you wish to let your property to.

Once you have accepted prospective Tenants for the property we will commence with the referencing process, this consists of a credit check, verifying the Tenants income and obtaining a reference for their employment and a Landlord reference where applicable. Once we have completed referencing we will relay these references to you to confirm you are still happy to proceed.

Step 6 – Tenants move in day

Once all the Tenancy agreements have been signed and copies of all the required compliance certificates have been sent to the Tenant it is time for them to move into the property. One of our team will meet them at the property to hand over the keys and give the property a final check.
