Finally, we’ll also market your house or flat via a high-quality video tour, giving potential buyers a better feel for what the place is really like than photos alone – not all agents offer this.

Taking that first step towards your next move can initially seem a little daunting; however, at Oakfield we’ll give you realistic, genuine advice without any pushy sales tactics. Not only will we provide a likely selling price, but we’ll also discuss with you the best way to market your property, so that we find you the best buyer as quickly as possible.

Step 2 – Preparing and marketing your home

Once you’re ready to sell, it’s a great idea to declutter and spruce up your home. Our experienced team is on hand to offer suggestions for showcasing your property in the best possible light. When it comes to marketing, let us take care of this for you. We’ll come to you to prepare a floorplan, take photographs and record a virtual video tour. (Remember, not all agents offer a virtual tour service.)

We understand that time is precious, so before every single viewing we fully vet potential buyers. We take time to really understand their requirements, and by taking them through the video tour we can make sure your property is a potential match. We also check they’re in a suitable financial position to purchase.

Step 4 – Accepting offers

Once the offers start rolling in, we’ll work closely with you and your potential buyers, not only to negotiate the best possible price for your property, but also to ensure that the buyer you choose is in the strongest position to proceed with the sale. We pride ourselves on a low fall-through rate, since we’re extremely thorough from day one.

Selling a property doesn’t need to be stressful. We have an excellent working relationship with our recommended solicitors, and from our experience of using them, their efforts mean a smoother sale. Our team are also hands-on throughout the sales process, and will liaise with all parties to resolve any issues as soon as they crop up to avoid lengthy delays. You can also track your sales progress 24/7 via our online tool.

Step 6 – Exchanging contracts and completion day

Once all questions are answered and both parties are happy, contracts will be signed and exchanged between solicitors. At this point, you will agree a date for completion, and you can get to work packing and booking that removal van. On completion day, the money is transferred and you move out and on to your new chapter.
