Stewart Court, Bexhill

Located in Collington Avenue, Stewart Court is an idealistic Estate of 12 Apartments, built in 2011. After loosing faith in their previous agent, the Board of Directors approached Oakfield in 2020 seeking assistance with outstanding issues and new management.

As a fairly new build, Stewart Court has fortunately suffered very few issues over the years and with a hand on Board of Directors and a tightly functioning communicating of residents, Oakfield have provided a more guidance based service over the last 4 years, offering advice when it is required.
This being said, Oakfield have been involved in a rare claim against the NHBC following concerns that the two designated soakaways and these not functioning correctly. This process involved working with the Board and leaseholders to obtain all historic As Built documentation determining the location and size of the system, cost of the claim vs the costs of the work and excess to be met which involved the value of the premise and properties, and working with local contractors and drainage professionals. Though unsuccessful with the claim due to the value of the work and the value of the excess this was a valuable learning experience for Oakfield and it was rewarding to assist with a significant claim with the NHBC.
More recently, Oakfield have assisted with a challenge with the lifts on site, which have suffered numerous faults leaving the lifts unusable. During this process, we have had to undertake section 20 consultation with the leaseholders and arrange a change in service contract with the lift service provider to proceed with a more competitive option. During this process we have had to ensure communication with Board and leaseholders is active as so many residents rely on the lift for access, after an efficient and precise consultation process, the lift was returned to full use without further fault.

The relationship between Oakfield and Stewart Court has continued to blossom over the years and it is considered a pleasure to work with the Board and Leaseholders.

I have been one of the Directors of Stewart Court for a couple of years now and I have always found our dealings with Oakfield’s to very good. Hannah Dennis is our Block Manager, she responds to any questions we have very promptly and is always willing to give guidance and come up with solutions to any questions we have, we really do value her input. If she is going to be away from the office for any period of time, she will always let us know and provide alternative contacts should we need them. Hannah was an absolute Godsend in guiding us through items that came up on our last couple of risk assessments to allow us to be compliant with all the current legislation. Oakfield’s has a good network of tradespeople that they can call upon and they always ensure they supply us with quotes for any works we need so we can get the best value. This is my first experience of living in a flat and I have learnt so much from Hannah and I wanted to say a personal thankyou from me for all her help and guidance, it is very much appreciated.
